We are searching for a Service Response Center Operator II - someone who works well in a fast-paced hospital setting. In this position, you’ll monitor and respond to automated building system alarms including fire protection, medical air/gas, refrigeration, pneumatic tube, access control, burglar alarm, Closed Circuit Television (CCTV), and utility systems in accordance with departmental and hospital policies and regulatory agency codes. Additionally, you will dispatch and process work orders in computerized maintenance management system (CMMS) to accurately document services requested and actions taken to ensure customer satisfaction and to maintain a safe environment for patients, visitors, and staff. A Service Response Center Operator I may perform some, or all, of the task listed below.

Responsibilities :

  • Performs diagnostic/troubleshooting using remote diagnostics to determine the scope of a problem, the level of urgency, technical manpower required and any special tools or equipment needed.



  • Performs lower level program changes for all BAS system controllers (i.e., holiday/permanent schedules, limit changes, off sets etc.) following organizational guidelines and procedures.



  • Monitors Building Automation System (BAS) to include fire protection, medical air/gas, refrigeration, pneumatic tube, and other utility systems to ensure operational and environmental safety.



  • Responds appropriately to system events and alarms by identifying source/s of problem, performing required online adjustments, and/or providing field technicians with appropriate information to resolve problem.




  • Associates Degree in Industrial Engineering or a technical discipline OR a certificate program in Industrial Maintenance, Mechanics or other service-related technology (minimum of 1,000 hours) (required)



  • Licenses and Certifications: Staitionary Engineer 1st Grade, city of Houston - OR - Journeyman's License HVAC, state of Texas - OR - Journeyman's License Plumbing, state of Texas - OR - Journeyman's license Electrician, state of Texas - OR - NICET II - OR- Systems Maintenance Technician - OR - Systems Maintenance Administrator  (required)



  • Five (5) years of experience directly operating commercial building mechanical equipment and Building Automation Systems (required)



  • Two (2) years of hospital experience preferred



  • Knowledge of usage of PCs, computerized maintenance management systems (CMMS), automated building systems, and diagnostics to resolve system alarms



  • Ability to use computers for building automation and CMMS



  • Ability to resource work with others effectively



  • Effective communication and customer service skills



  • Responsibilities will require safe work practices and compliance with OSHA requirements
